Try-it Tuesday: How to Build a House from Scratch

I've had this post written up for a while now, but when I saw this challenge:

 

I knew I wanted to join in.

(It’s a linky party, which just went live last night, so if you have an “impossibility” that you conquered to share—or even if you don’t but just want to be inspired—be sure to check it out!)

After all, if you had asked me what one thing I would have thought "impossible" in the grand of scheme of DIY possibilities, building 95% of our own house from scratch in less than a year and paying cash for it so that we owned it free and clear at the ripe old ages of 26 (me) and 29 (my husband)...

Yeah, I might have thought that was the ultimate impossibility.

And yet, here I am at the ripe old age of 29, and I've now lived in my very own from scratch, 95% DIYed, cash-bought dream home for 2 1/2 years.

It looks a little something like this:

So...how did we do it?

I’ll get to that in a minute, but first a bit of history…

A few months before we got married almost 7 years ago, we bought an 1,800 sq. ft. house in a rural subdivision.

It was cute and came with over an acre of land—the perfect starter-home…for us, anyway. We spent the next three years doing the usual newlywed sprucing.

You know—decorating, gazebo-building, greenhouse-constructing.

Okay, maybe those last two aren’t the usual, but it was good practice for later on for us.

But by the end of that three years, we had two little boys, and we knew we wanted more kids someday. We also loved the idea of space and lots of it.

So, when we found a beautiful 28-acre piece of land about 5 miles down the road, we bought it, intending to sell our house and build on the new piece of land one day.

We put our house on the market, and my husband and father-in-law built a barn so we wouldn’t have to rent storage whenever we did move.

(The wall-raising day happened to coincide with a raging storm, complete with gale-force winds. As I’m sure you can imagine, it wasn’t ideal; I seem to remember something about the wind blowing a wall over. Like down. On the ground).

One month later, our "starter house" had sold!

So, we packed up and moved into the second story of my parents’ home, complete with a full kitchen, a washer/dryer combo, and two bathrooms (yeah, we were roughin’ it).

We drew up our own blueprints and quickly discovered that what we wanted was a custom house without having to pay custom prices. So for the next year, we spent most (pretty near all) of our waking hours planning, scouring the clearance aisles at Lowe’s for deals, haunting local bargain surplus stores, sourcing contractors for the few tasks that simply weren’t worth taking on ourselves, and then…what else?

Oh yeah.

Building the house.

Not too much later (my husband says that framing is the fastest and most fun part of building), we had this:

So, how did we manage it? Especially with two children under two and the need for my husband to continue working to provide income to live on and, well, pay for the house?

Have you heard the, "How do you eat an elephant,” dilemma?

If so, then you know the answer is, “One bite at at time.”

And that’s about right.

Bit by bit, day by day, we kept at it until, lo and behold, a house emerged.

If that sounds too easy, let me assure you, it wasn’t.

We kept constant task-lists running:

Shaun—frame up house

Abbie—find lighting that’s cheap but not cheaply made

Shaun—put roof on

Abbie--take care of kids, including a 2 year-old who voluntarily constipated himself to avoid using the potty for an. entire. year (best.year.ever)

Shaun—run electrical and plumbing

Abbie—paint everything in sight

Shaun—build custom shelves

Abbie—spackle and caulk

Shaun—come home at 10 PM and answer emails/catch up on work

Abbie—try to maintain sanity

(Aren’t we talented list-makers?)

So, what all did we do ourselves?

Well, it would probably be easier to list what we didn’t do.

So, here goes.

We did not:

    • Do all (most but not all) of the clearing/dirt-work
    • Pour the slab (although Shaun did set the forms)
    • Install the A/C
    • Build/install the kitchen cabinets
    • Paint the exterior
    • Blow in the insulation
    • Do all of the dry-wall/texture

Everything else—from tiling to wood-floors, from spackling to painting, from electrical to plumbing, from framing to trim, from stair-building to crown-molding, window-installation, tub-installation, can-light-installation, you-name-it-we-did-it-installation...it was all us (mostly my crazy-talented and efficient husband with plenty of help from my equally talented and dedicated father-in-law).

And, if you've been around here at 5D5W for long, then you know that, several of the things we didn’t do ourselves, we bartered services for.

My husband is a talented computer programmer and web designer, and we got a deep discount on both our A/C units and our kitchen cabinets because we found top-notch craftsmen who needed websites built for them and were willing to exchange a hefty portion of their fees for a custom site.

Here’s a shot of my uniform for the better part of six months:

No make-up—check. Dew-rag covering greasy, unshowered hair—check. Paint-stained top—check. (I think I’m making microwaveable brownies here since the microwave was our only appliance with electricity at this point. Mmm mmm, good).

The day our walnut butcher-block (part of the cabinet barter) arrived was thrilling in the extreme!

And here’s a collage of shots from some of my favorite (mostly finished…really, when is a room ever completely done?) rooms in the house.

So, what did I learn from our year-in-building experience?

1) Sleep isn’t nearly as essential as you think it is if there is an end in sight. What is essential is being slightly crazy (the sleep-deprivation helps with that).

2) Having an incredibly gifted husband who can work magic with a hammer or a keyboard in his hands is…I won’t say a necessity…but definitely an invaluable plus.

3) Building a big two-story “box” house (with small little variations like the bay-style windows in the breakfast nook) saves money both in construction costs and heating and cooling.

4) Lowe’s managers who are motivated to move their inventory are absolute godsends (I did an entire post on what I call “retail haggling,” in which I describe my methods for getting name-brand items like light fixtures and faucets and toilets—oh my!—for next-to-nothing).

5) Giving up one year of your life to own your dream-house free-and-clear while still in your 20's is sooooooo worth it!

Here we all are enjoying our front porch last Easter.

Now, if you’re like me, you’re probably dying to know numbers.

So, here they are:

Our house is approximately 2,800 square feet and features many nice touches such as hardwood floors, crown molding, custom cabinets, custom shelving, upstairs/downstairs laundry chutes, name-brand appliances and bathroom fixtures, built-in shelving, a walk-in pantry and master closet, and much more.

And the entire thing (minus home décor) ran us about $100,000.

Of course, that doesn’t factor in the effort and hassle of doing everything yourself, but the satisfaction of a job well done and beaucoups of money saved more than makes up for it for us.

Plus, we had an appraisal done after completion, and the value of the house came in at just under $250,000.

Yep, you read that right.

If we ever sell it, we can expect to make a cool $150K in cash profit.

And you can't beat that with a stick...or anything else you might have in your DIY toolbox for that matter.

And now, I’m dying to know what you think?

Are we certifiable?

Move-it Monday: Place-holder

I promise I have a fitness vlog all made up for you, but due to limited internet accessibility, I’m having a booger of a time getting it to post (will explain more later).

And now for a quick word of random advice:

If you have brittle, peel-prone nails like mine and you end up with a very rare couple of completely kid-free hours and attempt to get a spur-of-the-moment manicure at a place you wouldn’t normally go but decide is good enough because you’d rather not drive across town…

It’s probably a bad idea.

You will discover this when, instead of buffing your nails and pushing your cuticles back with an orange stick, your manicurist proceeds to take care of both issues by buzzing your already flimsy and easily breakable nails down to the nubs with a rotary grinder.

You will probably also end up with these babies in an attempt to spare your blog-readers the sight of your cracked, almost bleeding, incredibly unsightly nails:

You will be unable to open soda cans or zip-lock baggies or type anything without a plethora of misspelled words and amusingly unintentional inappropriate text messages.

You will become paranoid that you’re going to embarrass yourself every time you type anything and wonder whether you should, perhaps, stop blogging altogether because of your Big Southern nails.

Also, your brilliant plan for a quick fix so that your blog-readers are spared your nail-issues will backfire when you get your newly applied Big Southern nails quite messy while applying craft paint to your latest project.

You will scrub and scour to remove said craft paint…to no avail.

You will then proceed to blog about the entire incident, thus drawing lots of attention to the nails no one would have ever known about if you’d kept your Big Southern nails off the keyboard mouth shut.

But, when all is said and done, you will have fingers that work, nails that no one but you gives a rip about, and a really fun project to have ruined them while creating:

I have a feeling you all would have been much savvier than I to begin with about this whole nail situation (starting when you saw your manicurist coming at you with the grinder!), but if not, I hope you consider yourself better educated now.

I do what I can.

And now, enough of my silliness so that I can talk about your awesomeness!

Twice Lovely shared this uber-fun fabric decoupage dresser redo. You know I’m a color girl and a pattern girl, so you know this particular project immediately stole a little piece of my heart:

And Lily Field Furniture showed off her lovely dresser makeover that she pulled off with peacock blue and gold accents.

Ain’t she a beaut?

And speaking of pairs, both My Serendipity Home and The Crafted Sparrow linked up “Eat” letters, and they’re so great, I could eat them both up (I couldn’t take a pass on that one, folks…it was too good).

My Serendipity Home knocked off an Anthro version for a fraction of the cost (sound familiar?)

…and The Crafted Sparrow covered hers in pennies! Brilliant (I’m a roll with the cheesy puns today).

In other crafty news, Jax Does Design whipped up these awesome paper balls:

5 Things Thursday {#14}—Getting to Know You (Part 3): Are you for REAL?

First of all, If you haven’t seen Thrifted or Grifted results yet, be sure to check them out!

And now for today’s order of business…

I’m kind of having way too much fun with this “Getting to Know You” series because…well…it helps me to get to know you.

Thank you, thank you, thank you to those who’ve participated so far!

To those who haven’t, shame on you for not indulging my voyeuristic tendencies! (Kidding, but I really would love it if you’d delurk and share…truly).

Today, for 5 Things Thursday, our “Getting to Know You'’ theme is:

I thought it might be entertaining to find out those details you’re willing to share that make you YOU—the things that will surprise, fascinate, and amuse us all.

As always, I could hardly ask this of you without being willing to share first, so here I go:

1. Because I was homeschooled, I was able to start college early (by 15) and graduate by age 19.

Less than a month after graduation, I was teaching Spanish to high-schoolers, including seniors who were barely a year younger than I was. 

My kids knew I was young, but there was no way in tarnation I was going to tell them my actual age.

My standard line?: “I’m actually 62, but I have a really good plastic surgeon. I can refer you when you’re older if you want.”

I was only at my first school for one year, and when some of “my boys” found out after I left that I was only 20 at the time, one wailed, “20??? But I’m 17! That’s only 3 years! We could have dated!”

Yup, that was definitely going to happen, buddy.

(Bahahahaha! I typed that and then suddenly remembered that the name of the kid who said that was Buddy!).

After all, we all know what happened to Demi and Ashton.

2. I have never been in a wreck with another moving vehicle. I have, however, backed up into not one, but two of our family vehicles (when I lived at home with my parents). 

In my defense, my family has a very cramped driveway, and we have never owned fewer than 5 cars.

Suffice it to say that if you forget to look or look but don’t see everything, you’re going to crunch something (my brother did it to my car too…there’s definitely a flaw in the “system”).

3. I don’t have any real phobias that I know of (although, if I did, the most fun to say would definitely be Hexakosioihexekontahexaphobia) but large, open expanses of dark water reeeeeeally creep me out.

If I’m watching a movie that features long, uninterrupted ocean shots (and especially a particular scene from one of those deplorable Star Wars prequels that featured a dark planet made entirely of water, pictured below…uuuugggh), it makes my stomach jolt a little, and I have to look away.

4. I have only ever dated two men and am married to the second (yes, I did date my husband).

On a related note, Shaun and I didn’t kiss until our wedding day (though, if you’ve been reading a while, you already knew that).

5. I once made an unassisted triple play.

As in, me, myself, and I got all three outs in one play, simultaneously, at the same time, in one inning of ball (did I emphasize that enough for you, or should I continue?).

Of course, that would be so much more impressive if it weren’t T-ball, and I hadn’t been six at the time.

I think all of my regular readers are well aware by now that I’m a competitive sort…especially with myself. 

As Monk would say: “It’s a gift…and a curse.

The rest of the story:

I was the pitcher (which was the star position in t-ball, even though you never got to pitch…go figure), and the batter popped up the ball, which I promptly caught, and then ran to tag first base (first) and second base (second…even then I was a linear thinker : )) because, of course, every six-year-old on the other team had a normal dad who was happy to watch his daughter pick flowers in the outfield and trundle around the bases mindless of the need to “tag up” at your base if a pop-up was caught in the air. 

Not my dad, though.

Oh no, he had drilled many important “baseball” rules into my six-year-old brain, including the need to catch “like a boy,” throw “like a boy,” and never pick daisies when I could be tagging some poor unsuspecting, pigtailed blonde chickadee out at first and second base.

And I loved it. (Beginning to see where I get my competitive drive?)

This isn’t me…but it could have been (minus the ribbons and the pink glove, of course).

Thrifted or Grifted Results—Blazers + Trouser Jeans

Ready for Thrifted or Grifted results?

Here you go:

60% of you said A was thrifted, leaving 40% who were convinced it was B.

The majority triumphed (yes, it was A), but I have to say 2 things:

1) Y’all’s obsession with frayed pant cuffs is out-of-control! I suppose I acknowledge it as a legitimate reason to vote “thrifted” when I’m inviting you to scour ever inch of my ensemble for telltale signs.

But do none of you have jeans in your closet that you bought at a store (that doesn’t sell used underwear) that have a bit of fraying on the bottom? 

Because I know I do.

Plus, I really wish the pictures could have done the jeans justice because, a) the wash on exhibit A is much more high-end looking than B, and b) the fraying is definitely intentional and very subtle.

AND

2) Y’all’s “buttons-don’t-match, pockets-too-boxy, looks-like-an-orphaned-formerly-shoulder-padded-part-of-a-90’s- power-suit, “over-arching 70's/my grandma's closet in a bad way look” (yes an actual quote) smack-talk about my poor, innocent blazer has got her crumpled up in a heap in the corner wiping away a few tears with her own sleeve-cuff (and nobody puts Baby in a corner).

Baby (yes, we’re still talking about my blazer…sheesh!) wanted me to show you this:

She’s from Target, people.

New. With. Tags.

(And yes, the tags were rolled up those in those cuffs y’all didn’t think matched).

(Anybody else annoyed that there’s not a grammatically correct work-around for using “y’all” as a possessive without having two apostrophes? No? Dang. I knew I was a freak).

Anyhoo…yes…you were right about the thrifted outfit:

 Exhibit B is THREE X more expensive than its thrifted cousin, and not one single item in B cost more than $20.

Shoooo-whee, it’s easy to spend money on clothes in a hurry!

“Well I LOVE them both!!! And I agree that you do look awfully smug in A and that those shoes are very very very very..did I mention VERY cutie patootie! That being said..I really don't know why I am going with B but I am. So there. My brain told me to so I did. It is B. This is my first time to do this and I really hate to be wrong....It is B right?”

She made me laugh, and I felt like I really owed her something nice to make up for her having to be wrong (which, according to her, she hates) on her very first attempt at T+G divination.

P.S. I have a blast every.single.time we do T+G, and I love that you guys get such a kick out of examining every last crease and fray of my outfits. Any supposed indignation on my part in response to YOUR responses is all an act and part of the fun and games (though I am going to go get Baby out of her heap and put her neatly on her hanger now).

Wardrobe Wednesday: Thrifted or Grifted—Blazers + Trouser Jeans

Thrifted or Grifted is BAAAAAACK.

After a bit of a respite (during which time I ripped my closet apart, trying to find new specimens to fool you guys with show you)…it’s that time again.

If you’re new to T+G, you may be wondering, “What time is she talking about, exactly, and what in blue blazes is Thrifted or Grifted??!”

Well, it’s the fashion game where you test your thrifting savvy by deciding whether an outfit is:

A) 100% Thrifted: (adj.)—previously loved and therefore ridiculously cheap…aka Secondhand

OR

B) 100% Grifted: (adj.)—swindled or cheated…aka Retail

…and then you vote and leave me comments telling why you chose the one you did!

(Disclaimer: No, I don’t actually think you’re getting ripped off every time you pay retail, but I do believe that if you can’t tell the difference, you shouldn’t have to pay for it).

If you’re a Thrifted or Grifted expert, then you know the drill—strain your eyes (please don’t send me your glasses prescription bill) inspecting each outfit for telltale signs of thriftedness (WRINKLES DON’T COUNT!) and then comment away telling me why you chose which one you did.

DISCLAIMER # 2: Try not to let the quality of the pictures sway your opinion one way or another. Remember. Bad pictures are not indicative of where I bought an outfit…just of the fact that it started raining literally 30 seconds before I was about to walk out the door for pics when wearing Exhibit B.

And yes, if the picture quality discrepancy is making you twitch a little, it is me too. I thought about asking God to stop the rain for me.

But I suppose one could argue that it’s not the absolute best idea to petition the Lord for rain stoppage—when it would take like 4,567 inches of rain to catch us up from last year’s drought—just so I can take Thrifted or Grifted pics

I mean, if you’re going to get all picky about it anyway.

This hairdo might look complicated (or it might not, depending on how skilled you at doing your own hair without looking), but it’s really just an inside-out French braid that continues all the way around my head in a “crown.”

For the inside-out part, you do the exact same process as a traditional French braid, except that instead of wrapping strands over each other, you tuck them under. Keep braiding all the way around until you completely run out of hair and then tuck the tail of your braid into the start of the French braid and secure it with bobby pins.

Simple as eating an entire pint of Rocky Road all by yourself (which I’ve only heard is easy, since I’ve never done it, of course…ahem…actually, come to think of it, I don’t know that I have ever done it…that one’s going on the bucket list!).

Aaaaand sad, forlorn, rained on, very badly lit…
